I currently live in the Lutheran Apartments in downtown Saint Petersburg, FL. I have been here since September of 2023. Many residents have been here for years. I came here to live as rents in the area were getting unaffordable. I am grateful to be here, but I want others to be aware that these apartments are a risk to your health and wellness. I am not certain it is the owner's issue, I believe it to be a property management issue. Currently, the property manager is Winn Companies. Their reputation is iffy.

The most pressing issues are listed below:
Heating and Cooling
Laundry Facilities (machines working and black mold)
Elevator Issues and inspections (elevators down every week and inspections out of date)
Fire Extinguishers are out of date
No clear fire drill instructions and procedure
No clear evacuation instructions or procedures
No list of residents that can not get out of the building without help
No 24/7 maintenance or emergency staff
Not enough maintenance and cleaning staff
Cable TV service was cut. No service to replace it. Makes situation very difficult for seniors that are not tech savvy
Drink water needs a filter. There is so much chlorine, the water is not drinkable out of the facet or drinking fountain.
No carts to help senior residents to load or unload groceries, laundry, etc.
Wellness checks - resident recently died and was not discovered for 3 days even though the resident worked at front desk for the property manager.
Reluctance to allow residents small things that will enhance their quality of life (small gardening spot, give and take closet)
