Programs: Asset and property management: manages leasing and maintenance for all lacasa-owned rental property and provides safe, attractive and affordable housing to low and moderate income families. Units under management are located in the cities of goshen and elkhart, indiana. During 2014, lacasa substantially completed the historic rehab of a long-vacant goshen industrial site into the first affordable artist live/work housing in the state of indiana. This project spurred additional market-rate residential and commercial development in this near-downtown neighborhood.
real estate development: manages the acquisition of property, rehabilitation and / or construction of housing for re-sale to homebuyers or for long term rental management. 2014 revenues above primarily represent grant revenues for construction of the multi-family housing project referenced in asset and property management. In addition, as part of lacasa's more than 20 year-old help-a-house program, 14 owner-occupied homes in the city of goshen were rehabilitated.
home ownership center: works with low and moderate income families and community partners to prepare for, provide and maintain homeownership. Lacasa offers an 8 hour home buyer education class, a 10 hour financial fitness class and individual development savings accounts. Lacasa also provides one-on-one individual counseling for pre-purchase, post-purchase and foreclosure mitigation. In 2014, 107 clients graduated from the home buyer education classes including 42 families who purchased their first home with lacasa assistance. Lacasa also graduated 130 clients from its money for life financial fitness classes. Lacasa continued to participate in the indiana foreclosure prevention network and hardest hit funds program and processed 284 foreclosure client referrals resulting in 127 foreclosure cures.
