Assistance includes down payment assistance via 0% interest deferred payment 2nd liens,substantial rehabilitation of owner occupied housing for the elderly and disabled via 0% interest first liens with monthly payments set on a sliding scale based on household income, and new construction of single family homes sold to qualifying income households with seller concessions to achieve affordability to the household.
owns and operates a forty unit multi-family rental housing property with land use restriction agreement (lura) requiring a minimum of 50% of the units to be rented at reduced rental rates, set by u. S. Dept of housing and urban development, to assure affordability to low and very low income households. Owns and operates what was a blighted commercial property providing a one stop shop for governmental and social service providers serving same target population of socioeconomically disadvantaged households in acquiring housing assistance, job training and placement, child care services, child support, utility assistance, and help with substance abuse, as well as various other forms of assistance.
collaborates with local banking institutions and us treasury cdfi fund to fund and operate a community development financial institution (cdfi) to provide owner occupant mortgage opportunities for low income households, as well as unsecured small dollar loans as an alternative to payday lenders, and to assist these individuals in improving their credit.
