Since 1988, we have served the 15 towns of Barnstable County providing the opportunity of homeownership to families who have a critical need for safe, decent affordable housing. We rely on community volunteers, the sweat equity of future homeowners, donations of cash, construction materials and professional services. We sell each home with our own zero interest 20-25 year mortgage. Mortgage payments then help fund more homes. A non-denominational Christian housing ministry, we welcome people of all faiths into our work and leadership, and seek to make affordable housing a matter of conscience and action for all people.
Programs: Our major program is building homes in partnership with families who are currently living in substandard, at risk, or homeless situations. We have built in all 15 Cape Cod towns, 60 homes as of Nov. 2008. All homes are deed restricted to be affordable to another eligible family, upon resale, in perpetuity. Partnership and empowerment are key in our work. Volunteer partners guide future homeowners through construction and our sweat equity requirements. We provide pre-purchase courses in budgeting, maintenance and other issues. We are the marketer and lender for our homes. Credit professionals volunteer to help us assess each applicant?s income eligibility (under 65% of median income) and their ability to pay our no-interest mortgage. Other important program elements are land acquisition, design, and volunteer coordination. We are a fair housing agency and an equal housing lender. We tithe 10% of unrestricted donations for Habitat homebuilding in developing nations.
